Keep it Clean


Probably the last thing you were thinking when you decided to invest in a rental property was that you would have to worry about cleaning duties. Unfortunately, cleaning is just the sort of thing that, as a landlord, makes a very real difference to the wellbeing of your tenants. So, what is the best way to ensure your property is kept up to scratch and sparkling at all times?

Make agreements with your tenants

Most landlords will expect tenants to keep their properties clean on a regular basis and it is wise to agree with your tenants what their cleaning responsibilities are. Though you do not want to be too imposing, you may want to pop round to your property fairly frequently to check that your standards are being adhered to. Doing a little cleaning frequently is far more efficient than having to do one deep clean periodically.

Get the professionals in

In exceptional circumstances you might have little choice but to get the professional cleaners in. Carpets and ovens can be particularly nasty, therefore giving the people with the right tools a ring can save you a lot of time. Of course, professional cleaners do come at a price, and if it is reasonable to do so, you may want to pass this cost onto your tenants. If things are really bad Landlord Insurance may be a good way of reclaiming some damages, however, most issues can be sorted fairly easily with a call to a cleaning company.

Consider ‘servicing’ your let

Some people, particularly young professionals or short term lets, will not want to worry about cleaning and would rather you arranged cleaning services for them. Serviced properties do have extra rental value and, if you price appropriately, you may be able to generate some additional revenue from arranging a cleaning contract for your property.
Keeping your property clean and well maintained is vital and, though it might seem like extra effort at the time, it will be worth it in the long run. Think about an arrangement with your tenants that suits you and, of course, make sure you reflect the services you are offering in your rental price.
