Landlord Group Sends out Warning for Cold Snap 02-02-2012

The Landlord Syndicate, a network of companies providing support for landlords, has offered advice to landlords on preparing for the upcoming cold snap.
They have advised landlords, during the freezing temperatures, to arrange a convenient time with tenants to visit properties in order to make internal and external checks. They have suggested that pipe work, externally, should be lagged, including any outside taps which should be turned off internally if possible and drained down. They could also be fitted with an insulated jacket.
The Landlord Syndicate further added that landlords, when visiting their properties, should advise their tenants to leave the heating on low if they are planning to be away for over a month during the freezing conditions.
Meanwhile, they also went on to suggest that landlords provide all their tenants with the numbers of their preferred and trusted contractors in the event that the tenant was unable to contact the landlord immediately during an emergency for example. This will be important as this will quickly ensure that any repairs or maintenance works are carried out as soon as possible in order to prevent any further damage befalling the property.
Furthermore, The Landlord Syndicate also suggested that gutters and pipes should be free of cracks and have secure supporting brackets due to the fact that snow and ice can add excessive weight and cause damage. They also warned that drain gratings should be clear of leaves and debris, and that no roof tiles are cracked or missing.
