1. Do I have to use your services for Tenant Referencing ?
Absolutely not you are free to choose any licensed Referencing Service you wish to obtain any reference’s for the tenants or the guarantor. You may well find that in most cases your letting agent will do this as part of their service before any tenancy agreement starts.
2. What references need to be obtained ?
All Rent Guarantee Insurance policies require a satisfactory reference on the tenant or guarantor, ours must include: written references from a previous managing agent or landlord (if applicable); an employer (or other financial source); and a credit check which includes the Enforcement of Judgements Office, County Court Judgements and bankruptcy.
3. Is it true that my Rent will only be paid for a maximum of 6 months ?
Although this may be the case with certain other insurers with Just Landlords the answer is a definite NO, our policy will cover you for the full amount of rent that is owed to you until possession of your property has been gained - even if this takes longer than 6 months.
4. What happens if my tenant’s reference’s are not satisfactory ?
For cover to be effective all references taken must be satisfactory. Therefore if the tenant’s references are not satisfactory there will need to be a guarantor who’s reference’s are satisfactory.
5. When can I make a claim ?
The policy will provide full details of the cover for each section covered. But in general the rent must be in arrears by only one calendar month for you to be able to initiate a claim.
6. When should cover be taken out ?
Ideally cover should be taken out on or before the start or renewal of any tenancy. Existing tenancies can be covered but there is a period of 90 days before you could make a claim. This period is set to prevent cover only being taken out because there is an immediate problem with the tenant. It should be noted that this only applies at the start of cover and not to any future renewals.
Please note that if you have cancelled or lapsed another policy to take this cover out then the 90 day exclusion does not apply.
7. Does a deposit need to be taken from the tenant ?
Yes, you should take a deposit equal to at least one months rent. However your policy will have no excess to pay.
8. Do I have to pay an Excess when I claim ?
No, we do not charge an excess when you claim, therefore your claim will be met in full.
9. If the tenant defaults on their rent and I make a claim, do I have to wait for tenant eviction before I get paid any money ?
Absolutely not, we very much appreciate that rent should be paid to you each month, especially as you may have your own financial needs to meet. Therefore during the claim process we will pay you your rent arrears on a monthly basis in line with your tenancy agreement.
10. How many properties can I cover on my policy ?
The cover provided is specific to the property where the tenancy agreement is in force. If you wish to cover more than one property then a policy must be issued for each property separately. If you require cover for more than one property we will be more than happy to arrange this over the telephone for you.
11. How quickly can I get covered ?
