Last week, we attended the Manchester Landlord Investment Show with Landlord News, at the Old Trafford Football Stadium. It was a wonderful opportunity to meet with property investors and explain to them the products we provide.
On behalf of Landlord News, content writer Em Morley attended a couple of the seminars of the day, and has provided us with a summary of the talks:
Property Investor Market
The first seminar of the day was presented by Sarah Woolf, Senior Development Manager for the Commercial Mortgages business, within the Property Finance Division of Shawbrook Bank.
The current state of the market was discussed, along with how this has affected the confidence of investors. Shawbrook has found that 65% of its customers feel confident about the performance of their property portfolios, according to the bank’s “customer barometer”. 45% also feel confident about the lending environment.
Where to turn when reliable renters become troublesome tenants
Jason Wynne-Williams, Business Development Manger for the High Court Enforcement Group, presented the next seminar of the day. He discussed the process involved with evicting a tenant from a property.
When looking to evict a tenant from your property, there are options for how to go about doing so. Jason Wynne-Williams’ argument is that it saves you time and money, especially where rent arrears are concerned, by choosing to use a High Court Enforcement Officer, instead of a County Court Bailiff.
Another key point was that, before handing over the keys to a new tenant, it is vital to make sure you have a record of their information, in order to have what you need in the future, in the case that a reliable renter does become a troublesome tenant. This includes:
- Contact details
- Employment information
- Date of birth
- Email address
- Vehicle registration details (if applicable)
It is advised to also ask for a guarantor, and make sure to get contact information for them as well. Getting proof of a tenant’s financial situation would also give possible insight into how reliable they are likely to be as a tenant.
Overall, we had a great day at the Manchester Landlord Investment Show. There were a range of exhibitors available for property investors to speak to, providing a variety of services, such as Just Landlords’ Landlord Insurance.
